I have waited almost a year to write this review because I wanted to be thoughtful about what I shared. The more time that has passed, the more I feel future buyers should know about our experience with this listing agent, particularly during our final walkthroughs. The day before closing, we arrived for our scheduled final walkthrough and the sellers were nowhere near ready to turn over the home. They were still packing, belongings remained throughout the house, and basic cleaning had not been completed. The home simply was not in a condition where we could reasonably complete a final walkthrough, so we requested a second walkthrough before closing. During that first walkthrough, we specifically raised concerns about an extremely strong odor that we believed was dog urine. The smell was so strong that our eyes were burning, and we made the listing agent aware of our concern. When we returned the following day for the second walkthrough, the home had an overwhelming smell of Febreze/fragrance that masked the odor we had raised the day before. The listing agent told us the smell was from the sellers' children vaping inside the home. Indoor vaping had never previously been disclosed to us. After taking possession and later pulling up the carpet, we discovered urine staining underneath it and on the subfloor. I am including photographs showing what we found. Looking back a year later, what continues to bother me is not simply that the sellers left the home dirty or that there was pet urine. It is how our concern was handled. We specifically identified what we believed to be dog urine before closing. We returned the next day to a home heavily fragranced with Febreze and were given an entirely different explanation for the odor. We subsequently removed the carpet and found the urine staining shown in these photos. We couldn’t move into our home until the carpet was removed and subfloors replaced due to concerns related to the strong smell of urine. I cannot say who applied the Febreze or what anyone's intentions were, and I am not claiming that I can. I am sharing the sequence of events we personally experienced and what we discovered after taking possession. Real estate agents have a responsibility to their own clients, but I also believe concerns raised during a final walkthrough should be handled professionally and transparently. I remain extremely disappointed with how the situation and professionalism. After having a year to reflect on the experience, I would not recommend this listing agent. I am sharing our experience so other buyers know the importance of documenting concerns, asking questions, and making sure issues identified during a final walkthrough are fully addressed before closing.
